    What a Drainage Intelligence Report™ Is

    A Drainage Intelligence Report™ is a screening-grade analysis of how water is likely to move across a residential parcel based on publicly available LiDAR elevation data and the Low Point Convergence Analysis™ (LPCA™) methodology. It is designed to help homeowners, buyers, agents, inspectors, and contractors identify where to look closer.

    What It Is Not

    • Not an engineered stormwater or grading design.
    • Not a licensed survey, plat, or stamped engineering document.
    • Not a FEMA flood determination or insurance rating tool.
    • Not a substitute for an on-site inspection by a licensed professional.
    • Not a guarantee of accuracy, completeness, or future conditions.

    Data Sources & Limitations

    Reports rely on publicly available datasets, including USGS 3DEP LiDAR (typically ~1-meter resolution), NOAA precipitation data, FEMA flood layers, NWI wetland layers, and USGS NHD streams. These datasets have inherent limitations:

    • LiDAR collection date may pre-date recent grading, construction, or landscaping.
    • Dense vegetation, structures, and water bodies can introduce noise.
    • Hydrologic models simplify reality — soils, subsurface conditions, drains, pipes, and gutters are not directly observed.
    • AI-generated narratives may contain errors, omissions, or misinterpretations.

    Recommended Professional Follow-Up

    If a report identifies conditions of concern, we strongly recommend follow-up with a qualified professional, such as a licensed Professional Engineer (PE), surveyor, soil scientist, drainage contractor, or home inspector. The report is intended to inform — not replace — that conversation.
