    What a Drainage Intelligence Report™ Is

    A Drainage Intelligence Report™ is a screening-grade analysis of how water may move across a residential parcel based on available terrain and related data and the Low Point Convergence Analysis™ (LPCA™) methodology. It is designed to help homeowners, buyers, agents, inspectors, and contractors identify where closer review may be useful.

    What It Is Not

    • Not an engineered stormwater or grading design.
    • Not a licensed survey, plat, or stamped engineering document.
    • Not a FEMA flood determination or insurance rating tool.
    • Not a substitute for an on-site inspection by a licensed professional.
    • Not a guarantee of accuracy, completeness, or future conditions.

    Data Sources & Limitations

    A report may use available datasets from sources such as USGS 3DEP LiDAR and stream data, NOAA precipitation data, FEMA flood layers, NWI wetland layers, SSURGO soil mapping, parcel records, and other government, scientific, or commercial sources. Not every source or layer is used for every property. Coverage, collection date, quality, and resolution vary by location. These datasets and modeled outputs have inherent limitations:

    • LiDAR collection date may pre-date recent grading, construction, or landscaping.
    • Available elevation resolution may vary and may not capture small or recent site features.
    • Dense vegetation, structures, and water bodies can introduce noise.
    • Hydrologic models simplify reality — soils, subsurface conditions, drains, pipes, and gutters are not directly observed.
    • Mapped parcel, flood, wetland, stream, soil, and climate information may be generalized, outdated, incomplete, or inconsistent with current site conditions.

    AI-Assisted Narrative

    Report narrative and annotations may be generated with a large language model from a structured inventory prepared by the Service. AI-assisted content can contain errors, omissions, or misinterpretations and should be checked against the report exhibits, source data, and actual site conditions.

    Recommended Professional Follow-Up

    If a report identifies conditions of concern, we strongly recommend follow-up with a qualified professional, such as a licensed Professional Engineer (PE), surveyor, soil scientist, drainage contractor, or home inspector. The report is intended to inform — not replace — that conversation.
